01Survey
Measured building surveys
Full dimensional capture of an existing building, recorded on site and drafted up as a reliable base for everything that follows.
We attend the property, measure it, and record what is actually there — not what the last set of drawings claimed. Wall thicknesses, floor-to-ceiling heights, structural openings, level changes and services positions are all captured while we are on site, so queries do not turn into a second visit.
Output is a drawn survey you can build on: dimensioned, annotated, layered and issued in your CAD conventions.

02Attendance
Site visits & photographic records
Sometimes the job is simply that somebody has to be there. We can be.
If the site is four hours from your office and the diary is already full, sending us is cheaper than sending your own surveyor. We attend, carry out the inspection or measurement to your brief, and return an ordered record rather than a camera roll.

We can liaise with agents, occupiers or key holders directly, or work to an access window you have already fixed.

Measurements, photographs and notes taken against your brief, with anything unexpected flagged the same day rather than at issue.

Photographs numbered and keyed to positions on plan, so anyone picking the file up later can see where each shot was taken from.
03Drawing
Floor plans, elevations & sections
Drawn in CAD to standard scales, layered and annotated to suit your office conventions rather than ours.
Drawings are produced to be worked on, not just looked at. Layer naming, line weights, text styles, hatching and sheet sizes all follow whatever standard your practice already uses — send us a template and we will match it.

04Measurement
GIA & NIA area schedules
Room-by-room and floor-by-floor areas, calculated on the measurement basis you nominate and issued as a working spreadsheet you can interrogate.
Tell us which basis of measurement the job requires and we will schedule to it. Areas come back as a live spreadsheet with the calculations visible — not a flattened PDF you have to retype — alongside a colour-coded plan showing exactly which spaces were included in each figure.

Schedules are prepared to the basis stated on your instruction. Where a certified measurement is required for a formal purpose, confirm the standard with us at briefing stage so it is agreed in writing.
05Rating
Business rates survey drawings
Measured drawings and area schedules prepared specifically to support a rating assessment, a review or an appeal.
Rating work turns on whether the measured areas are right. We attend, measure the property as it actually stands, and produce the drawings and schedule in the form a rating surveyor needs to work from — areas broken down by floor and use, with the basis of measurement stated on the drawing.
This is frequently instructed by rating agents and property practices who need an independent measured position before submitting a Check, Challenge or Appeal.

Floor plans with areas annotated, a schedule stating the measurement basis, and the site photographic record supporting it.
We prepare the measured evidence. We do not act as rating agents or lodge submissions on your behalf — that stays with you or your appointed surveyor.
06Submission
Planning & Building Control drawings
Existing and proposed sets drawn to the standard a submission actually requires, not just to look right on screen.
A planning submission gets rejected on the small things: a missing location plan, the wrong scale bar, an elevation that does not match the plan. We produce the full set — existing and proposed plans, elevations, sections, site and location plans — consistent with each other and correctly annotated.
For Building Regulations work the same set is developed with the construction information and notes the approving body will look for.

We prepare and issue the drawings. Submitting the application, paying the fee and corresponding with the authority remains with you or your client, unless separately agreed.
07Design
Architectural design
Concept through to detail, developed as drawings you can take forward into consultation, costing and construction.
We design from the measured position outward, which means proposals are grounded in the dimensions of the building as it actually stands. Options are drawn and tested rather than sketched, so the version that reaches your client is one that will survive contact with the site.



08Planning
Space planning
Test-fits, occupancy studies and layout options, measured against the area actually available.
Whether the question is how many desks fit, whether a unit suits a tenant’s operation, or how a house works after the wall comes down, the answer should come with dimensions attached. We produce layout options with the areas scheduled alongside, so the comparison is quantified rather than a matter of opinion.

09Interiors
Interior design & 3D CGI
Material, finish and joinery decisions resolved and drawn, with visualisation where it genuinely helps a decision get made.
Interiors work is drawn to the same standard as the rest: setting-out dimensions, joinery details and finish schedules that a contractor can price and build from. Visualisations are produced to settle a question — not as decoration.



10Capacity
Technical drawing production
Overflow drafting capacity for practices. Your standards, your title block, your layer naming, your sheet sizes.
This is the service most practices come to us for first. You have won the work and the deadline is real, but the drawing board is full. Send the survey data, the sketch or the marked-up set, and we produce the drawings as though we were sitting in your office.
- Your title block and drawing numbering — the set arrives looking like your own output.
- Your CAD standards followed — send a template and layer convention and we work to it.
- We can remain unnamed — there is no requirement for us to appear in front of your client.
- Clean revision trail — clouded changes and a revision history you can hand to anyone.

Every job is quoted as a fixed fee before we start. The figure above is the starting point for a straightforward property; larger or more complex sites are priced individually, and travel is included in the quoted fee rather than added later.
The 24-hour turnaround is the normal position for a survey and floor plan package on a site of ordinary size. Where a building is large, subdivided or awkward to access we agree a realistic date at the point of quoting — we would rather tell you three days than miss one.
Fees are not subject to VAT. ARCHTECH STUDIO LTD is not currently registered for VAT, so the quoted figure is the figure you pay.
